This classification performs Skilled work as assigned by the Employer. Those job duties are to be performed, in compliance with all safety requirements, as follows:
- Installation, repair, and maintenance of electrical, mechanical, plumbing/piping equipment, machinery and controls located in the interior and exterior of buildings.
- Monitors operations and conducts routine and ongoing assessment of the building systems operations and performance.
- Performs test and analyze data to ensure the proper functioning of departmental equipment.
- Is capable of operating current Computer Maintenance Management Systems (CMMS), Building Management Systems (BMS), Energy Monitoring technology, Life Safety Systems, etc.
- Must be able to work in a “Team Environment” with the ability to take direction and communication within team requirements.
RESPONSIBILITIES AND OBJECTIVES: - Maintain all of the equipment including but not limited to refrigeration, heat exchangers, HVAC, electrical, emergency backup systems, hot water systems, boilers, energy monitoring, BMS, CMMS, air conditioners, pneumatic & digital controls and life safety systems.
- Performance of ongoing reactive work temperature adjustments (if trained properly), and cleaning of equipment, rooms and other components within the building operations.
- Maintain, operate, and repair all plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
- Respond effectively to all emergencies.
- Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in every day activities. This to include building automation systems, fire / life safety systems, and any other building related equipment.
- Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
- Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
- Must be willing and able to support any after hours building related activity as required.
- Attend periodic training seminars
- Interacts with external and internal customers with a positive demeanour.
- Will be required to utilize e-mail, enter, query and change fields within a CMMS system (updating work orders).
- May be required to understand and utilize Microsoft word and excel
- On call duties and overtime as required
- Works as a cohesive team member taking direction and training from engineering team
- Must be able to lift a minimum of 50 lbs.

EDUCATION/WORK EXPERIENCE REQUIREMENT
- High School diploma or GED equivalent. Must have a minimum of 3 years hands-on experience in the trades. An Associate Degree in Applied Science (HVAC or Electrical) preferred
- Certificate as a Universal Technician for CFC’s required (or within 90 days of employment)
- Valid New York State driver’s License
